What the market means for you

•By Jessica Ridder
The Upper Blue Mountains property market continues to demonstrate resilience, supported by the region’s lifestyle appeal, established communities and ongoing interest from buyers seeking an alternative to Sydney’s housing market.
While buyers remain active, the market has become increasingly selective. Purchasers are taking more time to compare properties, assess value and consider the cost of renovations and ongoing maintenance before committing.
Correct pricing remains one of the most important factors influencing a successful sale. Properties that are well presented, appropriately priced and supported by effective marketing continue to attract attention, while those positioned above buyer expectations can experience longer selling periods and reduced enquiry.
Across the region, market conditions vary considerably between suburbs, reflecting differences in property types, price points, buyer demographics and available stock.
Suburb Median house price and Annual change
  • Blackheath $960,000 +8.5%
  • Katoomba $912,000 +5.8%
  • Leura $1,130,000 -7.9%
  • Wentworth Falls $1,150,000 +11.1%
  • Mount Victoria $750,000 -7.7%
  • Medlow Bath $885,000 +8.6%

Recent research points to an encouraging underlying market. PRD reported annual house median price growth of 10.7% across the Blue Mountains in the June 2026 quarter, despite a 24.6% decline in house sales volumes compared with the previous year. This suggests that reduced transaction activity has not necessarily translated into weaker prices.
Looking ahead, the Upper Blue Mountains remains well positioned to benefit from its established lifestyle appeal and relatively constrained housing supply. However, buyers are increasingly informed and have access to extensive property data, making transparent pricing and a carefully considered sales strategy more important than ever.
For homeowners considering selling, the opportunity lies not simply in bringing a property to market, but in presenting it effectively, reaching the right audience and creating competition between genuinely interested buyers.
At Ray White Upper Blue Mountains, our focus remains on combining local market knowledge with targeted marketing and informed pricing strategies to achieve the best possible result for our clients.
